The rules on planning vary depending on where you're project is located. For example; if you're in the Pembrokeshire Coast National Park, the planning guidelines will be different to those of Pembrokeshire County Council.
Some smaller projects will be classed as 'permitted development' and so, things such as: small extensions, walls and fences, creating an access or painting a property don't always need planning permission.
Flats and maisonettes do not have these permitted rights and some houses, especially small new houses or houses that have been created by converting buildings from other uses, may have had these rights removed. In such cases, ALL development requires formal planning permission.
If in doubt, it's always best to check and links to various organisations can be found on the links page.
I employ a small team of tradesmen and labourers depending on the volume of work. Some of us have worked together for over ten years. I like to keep subcontracting to a minimum to give me more control over the timing of the project and the quality of the work.
We regularly complete large domestic conversions and renovations but at the same time we are small enough not to have massive administration costs. That gives us a competitive edge in our pricing compared to other firms offering a similar quality of work.
I tend to run one big project at a time so I can give it 100% of my attention. This helps to always clear who is in charge of your project and who takes full responsibility for the work: me. This means I will be the sole point of contact – saving you the hassle of dealing with any admin staff or site managers.
No, we can organise all that for you and regularly work with qualified, certificated tradespeople in the local area. We can ensure that the timing of different trades people is well organised to keep the project flowing and on schedule.
No, we often run smaller jobs side by side with the larger ones... on a bigger job a change of scenery can be welcome!
We're fully qualified in all trades and have all the relevant insurances. Larger jobs often require 'contract of works' insurance which we ensure is in place before we commence with your project.
